Get Estimates for Valuation Survey

Are you buying a house?  Are you looking to remortgage your property?  If you are simply looking to get a Professional Valuation of the property then A Residential Valuation Report may be appropriate.However, please be aware that a Residential Valuation Report only provides a valuation of the property and does not consider any building or constructions issues, or other details above and beyond a simple property valuation.

A valuation report on a property is most likely to be carried out by a Bank, Building Society or Finance Provider, when they are considering providing a mortgage.  The Bank uses the report to make sure that the value of the property is large enough to be considered financially secure for the proposed loan.    If the mortgagee then defaults on the loan, the asset will have enough value for the lender to cover its risk.  Valuation reports can also be on Commercial Properties and Business.  It is important to make it clear to the Valuation Surveyor what indeed is to be valued and why.

A residential valuation report will not include a thorough inspection of the property and sometimes may be a desk based exercise.  Therefore the property itself may not be inspected.   As the report title suggests, the report is a valuation, and therefore if simply only the property value is needed then this could be the correct report to use.  Examples of possible uses would be for probate after the owner or one of the owners of a property has died, or during a divorce, in the process of dividing up assets and a valuation report helps identify the asset values. 

In a Commercial Valuation or a business Valuation there are different methods of valuation and a Commercial Valuation report would be much more detailed.

If you decide to commission a HomeBuyer Report, please bear in mind that it will usually also include a valuation but you will need to check this with your chosen Surveyor to confirm that it is included.
