If you are buying or selling a property you now need a certificate by law. From October 2008 EPCs will be required whenever a building is built, sold or rented out. The certificate provides 'A' to 'G' ratings for the building, with 'A' being the most energy efficient and 'G' being the least, with the average up to now being 'D'.

Are you a commerical landlord or Property manager?  If so you will need to arrange Energy Performce Certificates for your commercial properties.  Energy Performance Certificates (EPC) are being introduced to help improve the energy efficiency of buildings, and to make the incoming tenant or buyer aware of the efficiency of the property.

These certificates follow a standard template and methodology.  It also incorporates standard assumptions about energy usage so that comparing the energy efficiency of one building with another building of the same type is straightforward.  This enables prospective purchasers, leaseholders, tenants, owners, and occupiers to see a report on the energy efficiency and carbon emissions on the property in question.  Thus allowing the interested party a better understanding of the energy costs associated with the property.

An EPC comes with a recommendation report that identifies cost effective measures (such as low and zero carbon generating systems) to improve the energy rating, as well as other more expensive options.  These recommendations are assessed against three payback periods as well as other measures available based upon an understanding of the building and indications as to whether the impact is High, Medium or Low.
