Are you purchasing a house? There are a number of different surveys available at different costs. The Home Buyer Report is a building survey in a standard format, provided by a Chartered Surveyor. The RICS launched the new report format in July 2009. From 1 April 2010, the previous Homebuyer Survey & Valuation (HSV) report format is withdrawn. The RICS says that the Home Buyer Report is a less comprehensive than a Building Survey but more comprehensive than a simple Valuation.

According to the RICS the structure of the new Homebuyer Report (HBR) is designed to be easy on the eye as well as simple to read and understand. The main headings are below;

- Elements outside of the property
- Elements inside of the property
- Services
- Garage, permanent outbuildings and grounds
- Issues for your legal advisers
- Risks to the building (including damp, timber and structural movement), grounds, people and other
- Market value
- What to do next
- Maintenance notes
- House diagram
Included in the report will be reference to the energy performance of the property, as recorded in the Energy Performance Certificate (EPC). The EPC will be descrivbe the energy efficiency of the property by using Colour coded condition ratings and providing scores. These make interpreting the condition of the major aspects of the property more straightforward.
