iSurveyor.com provides an initial set of estimates as well as the contact details of conveyancers who offer their service within your geographic area.  The conveyancers will also see the information and details that you enter into the form.  Those details will then enable you to talk directly to experts and obtain a more accurate quotation that will cover your property needs.  Before instructing a property expert to represent you or carry out work for you, please ensure that your chosen property expert has the relevant qualifications, licences, experience and insurance to provide the level of service that you require.  There is of course no obligation to use any of the property experts that you have been introduced to.

Conveyancing: transferring the ownership of property

There are five main stages of conveyancing for a buyer:

  1. Pre-contractual stage
  2. Exchange of contracts
  3. Between exchange and completion
  4. Completion
  5. After completion

The legal administrative side will be covered by the conveyancer, this will include carrying the legal paperwork to either transfer a property into your ownership or from your ownership into the person you are selling it to.  They will also arrange for the sale monies and other fees to be clearered and paid.

Making payments through your conveyancer

You will need to make payments to the seller during the conveyancing process. If you hire a solicitor or licensed conveyancer, they may ask you for the money in advance so payments can be made without delay.

The costs of conveyancing can vary considerably depending on the size of the property, its value and the complexity of the transaction.

Your agreement will be direct with the conveyancer, there will not be a legal agreement between yourself and iSurveyor.com, you deal with the experts direct.

Below is an indication of the legal costs involved, VAT will need to be added.  If indeed you have a standard property without any unusual terms or clauses, then expect to pay in the region of  £500 and £1500 for a purchase and sale (less for a single transaction).  This cost will be divided into 2, what you pay the conveyancer (or solicitor) and what you pay in the way of disbursements (payments to third parties, paid on your behalf).  An indication of costs would be:

£250 to £1000 for the Conveyancer’s basic fee to sell a property.
£250 to £1000 for the Conveyancer’s basic fee to buy a property.
£50 to £200 for the Conveyancer’s extra fees for leasehold.
£5-£15 Land Registry office report copies.
£50 to £500 for the Land Registry fee if you are selling (depending on value of property to be registered).
£100 to £200 for the Local Authority searches if you are buying.

These costs are just indications of the possible fees, when you speak to the experts listed on this site, they will give you a much clearer indication of likely costs.  On receiving the quote there is NO obligation to use the consultant.

The other cost not included in the above is stamp duty which must be paid by the buyer and will be somewhere between zero and 5% of the property value.  For current rates see the Inland Revenue website www.hmrc.gov.uk
