Asbestos needs to be considered when you are looking to carry out works in a property.  Asbestos was a very popular and flexible building material in the 20th century, being utilised in a number of different ways.  Accordingly it is likely that the majority of buildings built before 1985 may have some asbestos in them. Asbestos use fell after 1985, however the use of asbestos in building products in the UK was not finally prohibited until 1999.

If you do not instigate an asbestos management plan, there is the potential  risk to the health of your staff and customers, but also the duty holder could be liable for any or all of the following, the Closure of the premises, Personal fines of up to £20,000, Disqualification from Directorship and even a custodial sentence.

In addition, many insurance companies may refuse to renew your policy unless you have identified any potential asbestos risks and developed an asbestos management plan.

If the surveyor finds what they think to be asbestos in your property, it is important to leave it alone and arrange for the surveyor either to carry out further inspections to confirm if it is asbestos and if so arrange either its management in situ or its removal. 

Following the initial report there are two types of survey: 

Management Survey or a Fully Intrusive Survey.

A Management Survey will not provide a list of all asbestos containing materials, just those which present a risk to people in normal day to day building use. If building work or significant destructive work is planned then a fully intrusive survey will be needed. The initial survey should give you an indication of what asbestos survey is needed.
